SAYREVILLE, NJ — You can now add a Starbucks to a growing list of retailers confirmed to open at Riverton, the redevelopment project that will have 1,300 luxury waterfront apartments, offices, shops, restaurants and a boat marina in Sayreville.
"Big Riverton News," the Sayreville Economic & Redevelopment Agency announced on their Facebook page Tuesday. "We officially approved a recognition agreement with Sayreville Seaport Associates Urban Renewal, L.P. and Starbucks Corporation ... This agreement paves the way for Starbucks, one of the world's most recognized coffee brands, to establish a presence in Riverton."
A Bass Pro Shop (the hunting and fishing store), a QuickChek and Starbucks are the first three businesses that plan to open at Riverton. Sayreville town hall may also relocate there, Sayreville Mayor Kennedy O'Brien announced in January.
Riverton will be located on Chevalier Avenue, right off the Sayreville exit from the Parkway south at the Driscoll Bridge. Construction on Riverton started last month.
The developer said Riverton "will primarily be marketed to empty nesters and single Millennials, however some families may also be part of the resident mix."

The developer is Sayreville Seaport Associates Urban Renewal, which is a partnership of Cincinnati-based North American Properties and PGIM Real Estate, the global investment arm of Prudential bank.
Riverton will have:
Riverton has been pitched for more than a decade now. However, the developers said Riverton could not be built without "critical" financing from the state.
At the end of 2023, the state of New Jersey announced Riverton was approved for tax breaks of up to 50 percent of project's costs, up to $400 million total. It was given the tax breaks under the state's Aspire Program, which is meant to increase affordable housing in New Jersey. A big chunk (20 percent) of the 1,300 residential units planned there will be affordable housing.
NJ Economic Development Authority CEO Tim Sullivan said Riverton will "transform a vast tract of land that had been rendered unusable many years ago" and will "reinvigorate Sayreville."

OLD BRIDGE, NJ — Plans have been revived for The Green at Old Bridge, a massive apartment complex of 20 apartment buildings (529 apartments total, consisting of one-, two- and three-bedrooms), plus two additional office buildings and a parking garage off Matawan Road.
The developer is Alfieri-Old Bridge Associates, LLC.
All documents and plans for The Green at Old Bridge have been submitted to the Old Bridge Planning Board, and can be viewed here. The Planning Board will be asked to approve the first phase of the project at their meeting next Thursday night, Jan. 23. It will be brought up for a first vote and public discussion at that time.
The Green at Old Bridge will be located on a 94-acre property on Matawan Road, bordering the Cliffwood section of Aberdeen. Its main entrance will be on Matawan Road, directly across from the on/off ramps for the Parkway north.
Should it be approved, this is a very big development: The Green at Old Bridge will consist of 20 apartment buildings, all of them four stories, with 529 rental apartments total. These are all rentals; it will not be an age-restricted, 55+-type community. The Green is expected to bring 2,391 new residents to Old Bridge, increasing the population of Old Bridge by 3.6 percent, according to the Community Impact Statement, which the developer was required to provide to the Township and you can view here.

The property is expected to bring in $9.8 million a year in property taxes to the town of Old Bridge (page 14). The development will also bring more students into Old Bridge public schools. However, the increase in school students was determined to be "negligible" by that Community Impact Statement, and the amount of taxes generated by The Green will far offset any additional costs to the school district.
The Green is estimated to bring in 406 preschool-aged children and 72 school-aged children, according to predictions from the Community Impact Statement.
Of the 529 rentals, 106 will be set aside as affordable housing. Fair Share Housing, an affordable housing advocacy group, is trying to ensure that at least 13 percent (14 units) of those affordable apartments will be designated as very-low-income, reserved for households that make 30 percent or less of the New Jersey median income.
The developer also plans to construct one 4-story office building, one 2-story office building, a separate clubhouse (see renderings of the clubhouse here, page 16; it will have an indoor gym) and outdoor pool, plus a three-story parking garage and outdoor parking lots. In total, there will be 2,171 parking spaces (132 outdoors, and 906 in the parking garage, meant for the office buildings).
It is not immediately known if the parking garage will be available for use by the public.
The developer will also build one large public green in the site's western portion, several "neighborhood parks" in the site's northern portion and one "neighborhood park" in the site's southeast portion. The developer will also build sidewalks, four stormwater basins and a sanitary pump station on the property.

MyCentralJersey reports the Old Bridge Planning Board first rejected The Green in 2022; in response, the developer sued the Township in 2023. Alfieri argued the town's denial was illegal, as Old Bridge is required to have a certain number of affordable housing units in town, and The Green would have affordable housing. So, Alfieri argued Old Bridge was shirking its affordable housing quota. Such a lawsuit is what some in New Jersey call "builders' remedy" suits: Critics argue developers use affordable housing quotas from the state to force towns to approve lucrative developments. But supporters, such as Fair Share Housing, counter that it's important to have affordable housing in New Jersey.

SAYREVILLE, NJ — Good news for New Jersey's fishermen, boaters, hunters and anyone who shops at Bass Pro Shops: Construction on Riverton started a few weeks ago, including at anchor tenant Bass Pro Shop. This was revealed by Sayreville Mayor Kennedy O'Brien at the town's Jan. 1 reorganization meeting, and first reported by MyCentralJersey.
An opening date was not given; it will likely be sometime this spring. The only other Bass Pro Shop in New Jersey is in Atlantic City.
Riverton is the massive redevelopment project long-planned to be built at the Sayreville exit off the Driscoll Bridge (the former National Lead site, 1000 Chevalier Avenue), where the Raritan River widens and becomes Raritan Bay. Riverton will take up all 418 acres of what is currently marshland. It will have 1,300 luxury waterfront apartments (20 percent will be affordable housing), office space, retail shops, restaurants and a marina.
Sayreville town hall may also relocate there. Mayor O'Brien said Jan. 1:
"We continue working closely with the developers at Riverton, which finally — and let me re-emphasize finally – began construction a few weeks ago on the site at Chevalier Avenue. The 2.5-billion-dollar redevelopment plan is moving ahead. For many of us who have eagerly awaited for construction to commence on this former industrial site, the moment that Riverton began pouring concrete and foundations, we knew that all the work of so many from Sayreville over the years is bearing fruit."

"Riverton, as they say, is finally going vertical."
So far, Bass Pro Shop and a QuickChek are the first two businesses to sign leases at Riverton, according to MyCentralJersey.
However, O'Brien said he's been getting daily phone calls from other companies that want to open there, now that construction actually started.
"My office receives phone calls from many other major investors across the country looking for opportunities in Sayreville," said the mayor.

That's why it was such big news when, at the tail end of 2023, the state of New Jersey announced Riverton was approved for tax breaks of up to 50 percent of project's costs, up to $400 million total. It was given the tax breaks under the state's Aspire Program, which is meant to increase affordable housing in New Jersey.
A big chunk (20 percent) of the 1,300 residential units planned there will be affordable housing.
"Sayreville is poised to undergo a tremendous renaissance, which will bring new housing, jobs, retail and recreation that will benefit the entire community,” Gov. Phil Murphy said at the time.
The developer said Riverton "will primarily be marketed to empty nesters and single Millennials, however some families may also be part of the resident mix."
NJ Economic Development Authority CEO Tim Sullivan called Riverton a "long-anticipated project" and one that will "transform a vast tract of land that had been rendered unusable many years ago."
Riverton will "reinvigorate Sayreville," he said.
The developers are working to build Riverton under a limited partnership called Sayreville Seaport Associates Urban Renewal, L.P.
