Residential leasing launched this month at the Nell, marking a major milestone for Nutley-based Prism Capital Partners’ new luxury apartment and retail community in Dunellen, according to a Thursday announcement.

The redevelopment of the former Art Color industrial facility sits adjacent to Dunellen’s downtown, directly across from the Dunellen Train Station.

“Dunellen is known for its small-town charm and vibrant downtown — it’s a wonderful place to live in central New Jersey,” Prism’s Robert Fourniadis, senior vice president, residential, said “Early interest in the Nell shows its ideal location — with easy access to transit, shopping and dining — is a big draw for potential renters. Additionally, the Nell is introducing a standard of apartment living that is second to none in the area.”

Located at 100 S. Washington Ave, the Nell offers upscale, modern rental homes that feature 9-foot ceilings, open layouts, luxury plank flooring, chef-inspired kitchens and spa-like bathrooms. On-site garage parking, smart lock entry, in-home washer/dryer, secured package room and indoor bike storage add convenience to life at the Nell.

A clubhouse with a state-of-the-art fitness center, yoga room, resident lounge, community kitchen and meeting rooms establishes the Nell’s live/play environment. Outdoors, curated spaces for recreation and gathering include a resort-style pool, landscaped courtyard and entertainment area, private barbecues, a firepit and an outdoor bar with televisions and lounge seating.

DUNELLEN – The borough is not going to be left behind in the rush to develop residential properties along NJ Transit's Raritan Valley Line.

Though construction continues to progress on the Dunellen Station community on the former Art Color site on South Washington Avenue, the official groundbreaking, delayed by the pandemic, was held Tuesday morning.

"This will catapult Dunellen into the future," said Mayor Jason Cilento.

The long-awaited project, a partnership between Prism Capital Partners and K. Hovnanian, will have 194 market-rate one- and two-bedroom apartments, 58 low- and moderate-income apartments and 150 for-sale townhomes.

Prism will be developing the apartments, and K. Hovnanian, which recently closed on its portion of the site, will develop the townhouses.

Also included in the plan is a retail building on South Washington Avenue.

"This will spark a renaissance for Dunellen," Cilento said.

The 600 residents of the community, the mayor said, will bring energy and money to the downtown.

The first apartments are expected to open in spring 2022, said Robert Fourniadis, Prism's senior vice president for residential development.

The revenue from this project will help alleviate borough residents’ property tax burden and provide revenue for downtown beautification projects and infrastructure improvements, Cilento said.

The mayor thanked the developers for investing in Dunellen.

"This project is so important to Dunellen and its future," he said.

Fourniadis thanked borough officials for their cooperation in making the project a reality.

"This is an example of what government and two developers can do when they are working together," he said.

Cilento also thanked former Mayor Robert Seader for his work over the years in helping the project move forward.

With this project, Dunellen joins the ranks of towns along NJ Transit's Raritan Valley Line – Plainfield, Bound Brook, Fanwood, Somerville and Raritan Borough – that are hoping to cash into future direct rail service to Manhattan without having to change trains at Newark.

Designed by City Invincible, the community reflects the character of the former Art Color building with the clubhouse and retail elements incorporating a transit theme to complement the neighborhood.

The apartment community will feature amenities including a clubhouse, meeting rooms, fitness center and outdoor pool with patio and entertainment area.

The apartments will be in six four-story buildings, and the townhomes will be grouped into nine eight-unit buildings, four 12-unit buildings and one 10-unit building.

The project is expected to generate 950 construction jobs and, when it is completed, about 220 full- and part-time jobs.

Nutley-based Prism Capital Partners' projects also include Avenue & Green, a mixed-use, transit-village community in Woodbridge; Wonder Lofts, the conversion of the former Wonder Bread factory site on Clinton Street in Hoboken; and Edison Village, the redevelopment of Thomas Edison’s historic Invention Factory and Commerce Center campus in West Orange.

DUNELLEN – The borough is offering tax breaks to property owners in the downtown redevelopment area as an incentive to improve their properties.

The five-year tax abatement program is for property owners who improve their homes and businesses, Mayor Jason Cilento announced.

Under the plan, property owners will be exempt from taxes on the increased value of their properties when the improvements are made.

For example, the mayor explained, owners of residential properties who build an addition, upgrade a kitchen or add a bathroom, would receive an exemption on the first $25,000 of value added to the home.

Owners of commercial properties could be exempt from the entire value of improvements, such as adding a new storefront, upgrading a commercial kitchen or undertaking an internal remodel, Cilento said.

The construction of new buildings in the redevelopment area or conversion of existing buildings in the redevelopment area would also qualify for the exemption.

"These tax incentives will encourage property owners to renovate and remodel, and even build new properties in the redevelopment area," Cilento said in a statement. "These projects may not have been undertaken but for the tax incentive and their construction will help beautify and update Dunellen's downtown and continue the revitalization of our downtown area."

Cilento also announced he will be holding the second annual Mayoral Town Hall on redevelopment at 7 p.m. Dec. 8 at the Dunellen Senior Center in Columbia Park.

The meeting's topics will include the tax abatement program, status of redevelopment projects, affordable housing and other planning initiatives.

Applications for the tax abatements are available at the borough's tax assessor's office at Borough Hall, 355 North Ave. Property owners should review the application before starting the work, because different projects have different deadlines for applications.

Like the other towns along NJ Transit's Raritan Valley Line, Dunellen is experiencing a long-awaited construction boom centered around the railroad station.

The centerpiece of the redevelopment project is Dunellen Station on the former Art Color site across Washington Avenue by the train station. That project calls for 252 apartments in a community called The Nell at Dunellen Station developed by Prism Partners and 130 for-sale townhomes being built by K. Hovananian. The project includes 58 affordable housing units.

The borough also recently approved a mixed-use project at 120-126 North Ave., two blocks from the train station and across the tracks from Dunellen Station. That project calls for 33 apartments, 2,000 square feet of commercial space on the ground floor, 35 parking spaces and eight electric vehicle charging spaces. That project will have five affordable housing units.

In July, the Borough Council heard a presentation of a plan to build another mixed-used development at the corner of North and Madison avenues. The plan calls for 47 apartments and 3,800 square feet of retail space.

The two tenants will occupy a 9,300-square-foot, free-standing retail building directly across from the train station. The on-site residential leasing office for the apartments will be opening soon.

“This multifamily-and-retail development has been carefully planned to be a valuable contributor to the community, and bringing in quality commercial tenants is integral to achieving this goal,” Prism’s Senior Vice President, Residential Robert Fourniadis said in a statement.

With this project, Dunellen joins the ranks of towns along NJ Transit's Raritan Valley Line – Plainfield, Bound Brook, Fanwood, Somerville and Raritan Borough – that are hoping to cash into future direct rail service to Manhattan without having to change trains at Newark.

Nutley-based Prism Capital Partners' projects also include Avenue & Green, a mixed-use, transit-village community in Woodbridge; Wonder Lofts, the conversion of the former Wonder Bread factory site on Clinton Street in Hoboken; and Edison Village, the redevelopment of Thomas Edison’s historic Invention Factory and Commerce Center campus in West Orange.

(New Brunswick and Dunellen, NJ) – Dunellen resident Diana Starace has received the Trauma Center Association of America (TCAA) Circle of Excellence award. The Award of Excellence is presented by the TCAA to an individual for their dedication, leadership and outstanding contribution to the trauma community.

This was the first time the award was presented to a non-clinician (surgeon or nurse) member. Starace, who serves as Injury Prevention Coordinator for the Level I Trauma Center at Robert Wood Johnson University Hospital (RWJUH) and Safe Kids Middlesex County Coalition, was honored for her leadership in educating both children and adults in the community about safety and injury prevention.

“We are extremely proud to see Diana’s tireless work recognized with this prestigious award,” said Lisa Falcon, MSN, RN, TCRN, NE-BC, Director of Trauma and Injury Prevention for RWJUH. “Throughout her career Diana has been a passionate advocate for injury prevention who has brought together countless community-based organizations, volunteers and professionals in our field to educate the public and keep our children and families safe. There is no more deserving individual to receive this recognition.”

Starace adds, “I see my job as an opportunity to teach individuals how to stay out of the emergency department and trauma bay. Keeping the community safe is what we do.”

Starace is a certified by the National Highway Traffic Safety Administration as a Child Passenger Safety Instructor (CPST-I) and is a member of both the NHTSA Region 2 CPS Committee and NJ Teen Driver Safety Coalition. She serves as co-chair of the Executive Board of the Middlesex County Coalition for Healthy Communities and is a member of the

Operating Council of the NJ Coalition Against Human Trafficking and the Middlesex County Sexual Violence Coalition. Starace is active on Underage Drinking and Prescription Drug Task Forces within Middlesex County and is called upon to lecture on numerous prevention topics in schools, organizations and corporate settings throughout Central New Jersey.

She has presented at a variety of state and national conferences including the NJ State School Nurse Association, NJ Planned Parenthood Teen Conference, NJ Association of Physical Education, Recreation and Dance, NJ State Council on Compulsive Gambling, NHTSA Region 2 CPS Technical Conference, Trauma Center Association of America, Lifesavers and Safe Kids Worldwide Leadership Conferences.

Starace is an Honors graduate of Barry College in Miami Shores, Florida with post-graduate studies in Public Health Administration at Florida International University and Johns Hopkins Bloomberg School of Public Health.
