NJ-based investment firm purchases industrial property for over $10M

A New Jersey-based commercial real estate investment firm has purchased an industrial property in the Dayton region for over $10 million. A New Jersey-based commercial real estate investment firm has purchased an industrial property in the Dayton region for over $10 million. The building sits at over 200,000 square feet.

Moxie Equities, a company that focuses on identifying and leveraging value-add opportunities, purchased last month an industrial building at 1260 Brukner Drive in Troy for $10.7 million, according to Miami County property records.

The building, which sits at over 210,000 square feet, is home to warehouse and distribution space, George Khmia, a managing partner at Moxie, told the Dayton Business Journal. Built in 1996, the majority of the space, just over 201,000 square feet, is warehouse storage, and the other roughly 10,500 square feet houses offices.

Troy-based Hobart Brothers, a Miami Valley manufacturer that produces welding filler metals, is one of its tenants. Khmia alluded to another tenant but did not disclose it, saying the deal wasn't finished.

Collier's International marketed the building, he said.

Khmia called the site, situated along Interstate 75, a "great distribution hub." The firm saw it as a good "middle point" between larger cities like Columbus, Cincinnati and Indianapolis.

Moxie likes the Midwest and plans to continue investing in the region.

"We're trying to grow and buy similar assets," he said.

While office space in the Dayton region has been a tough sell — vacancy rates increased in Q2 while net absorption continued to drop — the industrial real estate market has faired better. In its Q2 industrial report, Collier's reported over 1 million square feet of space was delivered to the market.

In addition, quarterly absorption was down but remained positive. Vacancy rates rose 70 basis points to 5%, but that was "due in part to new vacant spec coming to market."

"Dayton continued to see moderate growth in the second quarter despite continuing challenges in the industrial market both locally and nationally," Collier's said. "While activity is down rather significantly from the previous quarter, this quarter's net absorption numbers fall in line with Dayton's pre-pandemic historical averages."

That was in stark contrast to the firm's Q2 Dayton office report, which said downtown Dayton is seeing "stagnation." However, Collier's did note the struggles downtown have a silver lining: the aerospace and defense sectors.

Moxie, according to its website, specializes in long-term ownership and management of industrial, retail, office and multifamily assets in the United States. The company was founded in 2021.

SPRINGFIELD, NJ -- Jonathan Dayton High School was one of five high schools in Union County cited by the New Jersey Department of Agriculture as a Farm to School Recognition Program School.

New Jersey schools that entered the Farm to School Recognition Program for the current school year were required to show evidence of working with farmers and the community to ensure students have access to healthy Jersey Fresh fruits and vegetables in their school cafeterias and classrooms.

"School gardens are an integral part of Farm to School activities and provide hands-on education for students to connect to the state’s agricultural history and learn healthy, lifelong eating habits," the NJDA said in a press release.

However, he will have to wait on one of his leading scorers, junior guard Angela Gatto, to return to action as she is expected back by mid-January after a torn ACL she suffered in the spring and is currently rehabbing. In 25 games played in her sophomore season, Gatto scored 266 points (10.6 average per game) and grabbed 142 rebounds (5.6 rpg).

Junior forward Amiel Dillard returns as the team's leading scorer with 287 points (10.6 ppg) and 237 rebounds (8.7 rpg) in 27 games played.

Other key contributors this season will be senior point guard Caitlin Del Duca (165 points, 68 assist, 55 rebounds, 43 steals, 27 games played), senior guard Molly Martys (210 points, 79 rebounds, 51 assists, 49 steals, 27 games played) and junior Tori Turner. Rennie will be without forward Samantha Casey (287 points, 230 rebounds, 27 games played), who took her talents to Misericordia University in Dallas, Pennsylvania.

"We have a strong nucleus of returning players with Caitlyn (Del Duca), Molly (Martys), Amiel (Dillard) and Tori (Turner). Angie (Gatto) is rehabbing from ACL surgery. She is such a talented young lady and will provide a huge boost in every aspect of the game when she gets back on the court. We're counting on several underclassmen stepping up and playing major minutes for us," said Rennie, who embarks on his 29th season (414-262) as a head coach in Union County, having served his first two years at Union High School.

"I love the fight in this team, including the younger players. Our upperclassmen are leading the way, but the underclassmen have shown in practice and scrimmages that they, too, will embrace any challenge."

U.S. News & World Report’s Best High Schools list looks at public schools whose students demonstrated "outstanding outcomes above expectations in math, reading and science state assessments, earned qualifying scores in an array of college-level exams, and graduated in high proportions." U.S. News worked with RTI International, a global nonprofit social science research firm, to rank almost 18,000 public high schools across the country. Six factors were used to determine the rankings:

College Readiness: Weighted 30%

College Curriculum Breadth: Weighted 10%

State Assessment Proficiency: Weighted 20%

State Assessment Performance: Weighted 20%

Underserved Student Performance: Weighted 10%

Graduation Rate: Weighted 10%

The Early College at Guilford in Greensboro, N.C. was ranked as the No. 1 High School in American on U.S. News' list while Union County Magnet School ranked as the No. 1 high school in New Jersey.

Three of the five Union County VoTech schools, which are located in Scotch Plains, finished in the state's Top 10: Union County Magnet School, Academy for Information Technology (AIT), and Academy for Allied Health Services (Allied Health). The Magnet School also ranked as the No. 26 high school in the country, while AIT was rated No. 122, and Allied Health was ranked No. 230, according to U.S. News' list.

Excluding prep, technical and magnet schools, Jonathan Dayton High School was ranked eighth in the county.
